Here are just a few of things that we can do to keep your crawl space dry:

French Drain: We dig trenches that are sloped to either a low point drain or sump basin. These trenches have a 3 inch perforated pipe with a geo-thermal filter wrapped around it and are covered with drain rock.

Low Point Drain:  Most homes have a functioning low point drain in the crawl space that allows water to drain out into the street. Sometimes this drain is clogged and not functioning and at other times, the soil in the crawl space just needs to be properly graded for it to work.

Sump Pump:  A sump pump is used to pump water out when a low point drain is not available. It is placed in a large basin that is 22″ deep in the ground at the lowest point. We use high quality M53 Zoeller pumps that come with a 5 year warranty and plumb them to discharge the water, tapping into the underground gutter drain system.

Vapor Barrier: A good vapor barrier is critical in stopping moisture from rising into the subfloor. We install vapor barriers up to code using 6 mil black plastic with a 12″ overlap around the foundation and seams.
